Landlord safety certificates

London Heat Ltd. issue CP12 gas safety certificates to ensure landlords compliance with current health and safety regulations.

The Health & Safety Executive state that a landlord must arrange maintenance by a Gas Safe registered engineer for all pipe work, appliances and flues which are provided for the tenants use.

Landlords must also arrange for an annual gas safety check to be carried out every 12 months by a Gas Safe registered engineer. A record must be kept for 2 years and a copy issued to each existing tenant within 28 days of the check being completed. A copy must also be issued to any new tenants before they move in.
